If you intend to take out a mortgage with a financial institution (such as a bank or savings bank), we will request the details of the institution so that they can send us the agreed conditions and we can draw up the corresponding deed.
Normally, the necessary documentation will be required by the bank or savings bank. You will have to provide the title deeds of the property or properties to be mortgaged, the last receipt of the Real Estate Tax (IBI), and any other data or document relevant to the operation.
Before going to the notary's office, the bank must explain to you the conditions of your loan. Then, it will give you a series of documents related to the loan (if you want to know the content of this documentation, I can explain it to you here). Afterwards, you will have to go to the notary of your choice to sign an act of material transparency of the loan, which is a meeting with the notary, without the presence of the bank, in which the notary will explain the details of your loan and you will ratify that it is indeed what was agreed.
After this meeting, you must wait ten days before returning to the notary to formally sign the mortgage deed.
